This 4744 sq. ft. project with additional subterranean parking is currently is plan check at the city of Santa Monica after having already been approved by the Architectural Review Board. The project consists of two ground floor retail spaces and two second story studio apartments.

The cubist composition of the building is largely derived from the multitude of planning constraints that exist on the lot. Currently both sides of the building are extremely visible, but in a rapidly changing section of the city with buildings that extend to the property lines one assumes that the project will be butting against two story neighbors in the future. Sections of the building are selectively recessed in order to not only bring in light and air but to create a metaphor of balanced blocks, a metaphor that is further emphasized by the grids on facades which are created panelized construction system.
